We deliver new build homes across Kent and South East London — everything from a single self-build on a tight infill plot to small developments of contemporary family homes.

Your project, properly built.

There's no project that demands more discipline than a new build. Foundations, structure, drainage, services, weather-tightness, fit-out — everything has to be sequenced, certified and budgeted from the start. Get the early decisions wrong and they show up in the bill (and the snag list) all the way to handover.

We've built family homes, infill plots, garden plots and small terraces across Kent and South East London. We're comfortable working from a full architectural package or stepping in earlier to help shape the design with one of the architects we work with regularly. Either way, you get a single team responsible for the whole thing.

We work to current Part L and Part F regs as a baseline, with a strong focus on airtightness, insulation continuity and proper ventilation — the things that quietly make the difference between a comfortable house and a draughty one.

Scope of work

What we cover

A full new build is a long list of trades sequenced over many months. We act as principal contractor and manage all of it.

  • Site setup and groundworks

    Site clearance, security, welfare, foundations, drainage, ground-floor slab. Trial holes and engineered design where required.

  • Superstructure

    Brick, block, timber frame or SIPs depending on the design. External walls, intermediate floors, roof structure, weatherboard.

  • Weather-tight shell

    Roofing, windows, external doors, fascias and rainwater goods. We get the building dried in fast so internal trades can start.

  • First and second fix

    Full electrics, plumbing, heating, drainage, ventilation. Plasterboard, second-fix carpentry, kitchen and bathroom installation.

  • Finishes and landscaping

    Decoration, flooring, tiling, fitted joinery, external paving, fencing and turfing if specified.

  • Sign-off and warranties

    Building control sign-off, gas and electrical certificates, EPC, and a 10-year workmanship guarantee on everything we've built.

Our process

Initial meeting → site visit and feasibility → fixed-price quote → groundworks → superstructure → weather-tight shell → first and second fix → handover and warranties. Weekly progress reports throughout.

Common questions

Do you offer a full design and build service?
We can. We work with trusted architects and structural engineers and can manage the full design, planning, build and handover under one contract. Or we can price and build to your existing architectural package.
How long does a new build take?
From breaking ground, a typical 3-bed family home runs 9–12 months. Larger or more complex builds are 12–18 months. Pre-construction (design, planning, surveys) usually takes another 4–9 months on top.
How do payments work?
Stage payments tied to defined milestones — never up front. You only pay for work that's been completed, inspected and signed off. Full payment schedule in every quote.
Will I get a structural warranty?
We can arrange a third-party structural warranty (LABC, Premier Guarantee or Build-Zone) on top of our own 10-year workmanship guarantee. This is usually required if you're planning to mortgage or sell the property.
Are you insured?
Yes — full public liability, employer's liability, and contract works insurance for the duration of the build.
